Where the numbers come from
The base is the RTB's standardised average rent for new tenancies in the county, covering October to December 2025. That figure is for a whole property, so we split it across three bedrooms, which is the ordinary student house.
County averages have an obvious flaw. Every Dublin college sits in the same county, so a county figure says a room near DCU costs the same as a room near UCD, which nobody who has looked for one believes. So where three or more rooms are live on RoomRent within 8km of a campus, the page uses the middle of those instead and tells you it has done it. Real rooms beat an average every time.
What to budget on top
- Bills. Around €100 a month for a room in a shared house, split between you, unless the rent says bills are included.
- A deposit, usually a month's rent. Ask how and when you get it back before you hand it over.
- Getting in. A room 8km out with a bus that runs twice an hour costs you more in time than the €60 you saved on rent.
- The summer. Nine month lets and twelve month lets are priced the same per month and cost very different amounts overall.
Digs are usually cheaper
A room in a family home, Monday to Friday, comes in well under a room in a student house. You go home at weekends, so you pay for five nights rather than seven. It suits anyone whose home is within a couple of hours of the college, and it is the cheapest way to study away from home in Ireland.

Common questions
How much is student accommodation in Ireland?
A room in a shared house works out around €480 to €585 a month on the national average, and a lot more in Dublin. The figure on this page is worked out from the RTB's county rent divided across a three bedroom house share.
Why is every Dublin college the same price?
Because the RTB publishes rent by county, and Dublin is one county. Where we have rooms listed near a campus we show those instead, which is the only honest way to get below county level. Those fill in as people list rooms.
Are bills included in these figures?
No. Treat electricity, heating and broadband as extra unless a listing says otherwise. Budget somewhere around €100 a month on top for a room in a shared house, split with the others.
Is a room in someone's home cheaper than a house share?
Usually yes, because you are sharing the owner's home rather than running a house between students. Digs and Monday to Friday arrangements are cheaper again, since you go home at weekends.
Do these prices cover the summer?
Most student lets run the academic year, roughly September to May. Some homeowners want the room back for the summer, some are happy to keep it let. Ask before you sign anything, because nine months and twelve months are very different bills.
