Terms of use

This is a noticeboard. Homeowners put up rooms, people looking for a room find them, and the two sides talk to each other. That is the whole of it.

We are not an estate agent, a letting agent or a property manager. We are not a party to any agreement you reach, we do not hold deposits or rent, we do not vet anybody, and we do not inspect a single room. No fee is taken from the rent and nothing is charged to the person moving in.

When you rent a room in a home the owner also lives in, you are a licensee rather than a tenant. Most of the Residential Tenancies Acts do not apply, the tenancy is not registered with the RTB, and the notice arrangements are whatever the two of you agree. That cuts both ways, and both sides should understand it before agreeing anything. The guides set out what it means in practice.

One person, one account, real details, and you keep your own password to yourself. You must be 18 or over. Anything done through your account is treated as done by you.

• The room has to be real, available, and yours to let. If you rent the property yourself, you need your own landlord's permission first.
• The rent, the deposit, the dates and the description have to be accurate, and the photographs have to be of the actual room and the actual house.
• Describe the room, not the person you want in it. Advertising on the basis of gender, civil or family status, sexual orientation, religion, age, disability, race or membership of the Traveller community is against the Equal Status Acts, and a listing that does it is removed.
• Take the room down, or mark it as let, once it is gone. Somebody whose room is no longer available should stop receiving messages about it.
• Tax is yours to deal with. Rent-a-Room Relief is generous but it has conditions, and Revenue is the authority on them, not us.

• See a room in person before you agree to anything, and meet the person you would be living with.
• Never send a deposit, a holding fee, or a copy of your passport to somebody you have not met. Nobody legitimate asks for money up front from a stranger online.
• Keep the conversation on RoomRent until you have met. It is the only record either of you has.
• Messages are for asking about the room. Harassment, abuse or spamming an owner ends the account.

Rooms that do not exist, listings for properties you have no right to let, anything designed to get money out of somebody before they have seen a room, discriminatory wording, other people's photographs, contact details harvested for anything else, and anything unlawful. We can remove a listing or close an account that does any of it, without a refund.

• A new listing runs free for seven days, and the free week can be taken twice. After that a room needs a paid plan to stay up.
• Paid plans are bought once, for a fixed run of days, at the price shown when you buy. Changing a price later does not change what you already paid.
• A plan buys the listing time, not a result. No plan promises enquiries or a let.
• If a listing is removed because it broke these terms, the remaining time is not refunded. If the site fails to run a listing you paid for, tell us and we will put the time back or refund it.

Your listing, your photographs and your words stay yours. By posting them you give us permission to show them on the site and in search results for as long as the listing is up, and nothing beyond that. Delete the listing and that permission ends with it.

The site is provided as it is. We do not promise it will never be down, and we do not stand behind anything a user writes. We do not check that a room is as described, that an owner is who they say they are, or that anybody is a reasonable person to live with. The verified host mark means a phone number was verified and nothing more.

Nothing here limits liability for death, personal injury or fraud caused by us, because the law does not allow that. Beyond those, our liability to you is limited to what you have paid us in the twelve months before the claim.

You can stop using the site and ask us to delete your account at any time. We can suspend or close an account that breaks these terms, and we will say why.

These terms are governed by Irish law, and the Irish courts deal with any dispute about them.
